Uniqueness in the heart of the Hanseatic City

The Alsterfoyer consists of five buildings on Jungfernstieg and Grosse Bleichen. Thanks to an elaborate revitalization concept by Art-Invest Real Estate, these buildings and their special characteristics have been individually showcased, but it is the coherent overall concept that gives them their special charm and makes them a flagship project far beyond Hamburg’s city limits. A total of 15,400 m2 of modern banking, office and retail space is home to renowned tenants such as Commerzbank, which has called the Alsterfoyer its home for 150 years and has gladly returned to the new premises of the “Haller Haus” following the extensive renovation work. Together with the Commerzbank cashier’s hall, this forms the heart of the entire architectural ensemble.

The legacy of famous architects reinterpreted

The historic Haller Haus was designed by the self-proclaimed Hamburg luxury architect Martin Haller. Art-Invest Real Estate was faced with major challenges during the conversion, as the building is a listed building and the building components, including the cashier’s hall, which are rightly worthy of protection, had to be retained. Art-Invest Real Estate complied with Commerzbank’s wishes for a restructuring and modernization of the space as well as the installation of a safe in a difficult-to-access location in the basement. Other special features include the facades of the Haller Haus extension and the creation of a central entrance on Jungfernstieg. In addition to Commerzbank, the Douglas perfumery with its flagship store also has space on around 1,000 m2. The corner building “Haus am Stieg”, which is one of the impressive post-fire buildings, also boasts a famous architect in Hermann Peter Fersenfeldt. The 7 floors on a total area of 2,134 m2 bring the charm of Italy to the north with their graceful architecture and captivate with their large arched windows. Current tenants include Bucherer, Douglas and the global company Regus.

First-class views in a prime location

In addition to being built in 1986, the “Top Three” and “Fab Five” buildings are united by their reinforced concrete construction and shared inner courtyard. Top Three has 3,500 m2 of high-quality interiors and floor-to-ceiling windows that offer an incomparable view of the urban hustle and bustle in one of Hamburg’s most beautiful areas. Tenants of the retail and office building include Commerzbank and Robbe & Berking. The innovative folded façade of the Fab Five provides an incomparable view of the Alster. All the windows here face Jungfernstieg and offer tenants such as NIO, V. Group, V. Ships, Ship Management and MVZ arGon a unique home.
