Alter Wall 40, Hamburg

Lively quarter with an attractive mix of uses

The success story of the Alter Wall is being continued: The redesign concept developed by Winking Froh Architekten for the rear section of the street in the direction of Rödingsmarkt is convincing with a lively, attractive mix of uses comprising office, hotel, retail and residential space, presented by a new perimeter block development on the forecourt of the former hotel building with a total gross floor area of around 40,000 sqm. Together with the London hospitality company Ennismore, the THE CHOCOLATE ON THE PILLOW GROUP will operate a modern international hotel concept here in the future as part of the lifestyle brand The Hoxton.

Historic ensemble in a prominent location

In the midst of the Nikolai Quarter, between the Alsterfleet, City Hall and the luxury shopping boulevard Neuer Wall, Alter Wall 40 is located in a prime, central city location and, with its diverse shopping and gastronomy offerings in the immediate vicinity, is one of the most attractive locations in Hamburg. The architectural concept ties in with the historical significance of the Alter Wall and skilfully leads into the future within the framework of a cautious redensification and modernization of the existing building. The historical building complex will be successively redesigned and continued by the new development with a modern signature.

Attractive commercial space and rooftop floor with a far-reaching view

In addition to modern, flexibly configurable office space, 1- to 3-room apartments of various sizes are being built on an area of around 7,000 sqm, some of which are located directly on the Alsterfleet. Individual commercial and gastronomy units are planned for the first floor areas. The highlight of the adjoining hotel The Hoxton will be a publicly accessible rooftop floor offering gastronomy and event areas with a panoramic view of the Elbphilharmonie, Hamburg’s Michel and the City Hall.
