IMPLERHÖFE IN DETAIL

The feeling of living in the 6th district

Among the high density of old buildings on Sendling’s streets, Implerstraße 11 stands out. The geometric facade contrasts with the Art Nouveau facades on the opposite side of the street. The entrance with its modernist girder construction leads into a bright foyer. In the future, the building, currently just under 9,000 sqm in size, is to be enlarged to around 13,000 sqm by a new building and is even already fully leased. After all, Sendling is coming into fashion. The good mood within the metropolis on the Isar and a lively scene are attracting more and more people to the former industrial and working-class district. The rhythm is pulsating. Not only in Sendling’s wholesale market halls, which is one of Europe’s largest municipal markets for food and flowers after Paris and Barcelona. Sendlingers find green retreats in the Westpark or at the legendary Flaucher, one of the most beautiful city beaches in Germany.

Metropolis on the doorstep

Thanks to the proximity to the Mittlerer Ring and the excellent public transport connections, Munich and the greater Munich area are perfectly accessible. The main train station and Marienplatz are only a few subway stops away. The trip to Franz-Josef-Strauß Airport takes only 50 minutes by train. The multitude of stores in the surrounding area provide for an ideal local supply, various restaurants for culinary variety.

Light in the best tradition

An essential premise of modern architecture is light – “a house is only habitable if it is full of light and air,” Le Corbusier attested. The building in Implerstraße has both: natural light in the glass-roofed foyer and in the future approx. 13,000 sqm of flexible office space, air on the green roof terrace. Those who are hopelessly captivated by the view of the alpine panorama will find a quick escape in the building’s own underground parking garage with 160 parking spaces in the future. Via Mittlerer Rind, one lands in the middle of the Alpine foothills after a drive of only 40 minutes.
